Managing a building in London

London's residential buildings are more varied than almost anywhere else in the country, and that variety shapes how they need to be managed.

  • Converted houses. Victorian and Edwardian terraces split into two, three or four flats. Responsibilities for the roof, structure, gardens and shared hallways depend on the leases, and they're not always clear.
  • Mansion blocks. Older purpose-built blocks with lifts, boilers, porterage or communal heating, and long-term maintenance that needs planning years ahead.
  • Flats above shops. Mixed-use buildings where residential and commercial parts share a structure but not always the costs.
  • Modern blocks. Newer developments, sometimes handed over by a developer to a residents' management company, with building safety requirements to keep on top of.

How we manage London buildings

Building safety

Buildings of at least 18 metres or seven storeys with at least two homes are "higher-risk buildings" under the Building Safety Act 2022, with extra duties for the people responsible for them. If your building may fall into that category, tell us when you get in touch so we can talk through what it means for management.

No. Our office is in Plumstead, south-east London, but we take on buildings across Greater London.

Do you manage buildings with commercial units?

Yes. Many London buildings have shops or offices on the ground floor. We'll look at how the leases split responsibility between the residential and commercial parts.

Can you take over from our current London agent?
