A freeholder's responsibilities

As the landlord of a residential block, the freeholder usually has obligations under the leases to repair and insure the building and provide services, recovered through the service charge. Those obligations come with a body of law designed to protect leaseholders: service charges must be reasonable, demands must include certain information, and leaseholders must be consulted before major works and long-term contracts.

Getting those things wrong can make costs irrecoverable and lead to disputes. A managing agent's job is to run the building properly, keep records and keep leaseholders informed.
