Why small blocks need a managing agent

In a building with a handful of flats, management often falls to whoever volunteers. That can work for a while, but it tends to come unstuck over the same things: collecting service charges from neighbours, arranging buildings insurance, keeping fire safety paperwork up to date, and agreeing who pays for a roof repair.

A managing agent takes those jobs off your hands, keeps proper records and gives every leaseholder the same information.

  • Converted houses. Victorian and Edwardian houses split into flats, where the roof, the structure and the garden often need clear arrangements between leaseholders.
  • Small purpose-built blocks. Low-rise blocks with shared entrances, stairs and grounds.
  • Share of freehold buildings. Where the leaseholders own the freehold together and the directors want help running it.
  • Self-managed buildings. Where a residents' company has managed things itself and wants to hand over the day-to-day work.

Do you manage blocks with only a few flats?

Yes. Many of the buildings we manage are smaller developments. Tell us about yours and we'll tell you honestly whether we're a good fit.

We self-manage at the moment. Can you take over part of the work?

Tell us what you need. Some buildings want full management; others mainly want help with service charges, insurance or compliance. We'll set out the options in your proposal.

We're a share of freehold building. Does that change anything?

The leaseholders own the freehold, usually through a company, so the directors are often neighbours with day jobs. We take on the day-to-day work and report to the directors through the portal.
