Why we built it
With many managing agents, the information about a building lives in someone's inbox. Directors chase for updates, leaseholders don't know what the service charge pays for, and repairs disappear into a black hole.
We wanted directors and residents to be able to see where things stand without having to ask. So every building we manage has its own portal, kept up to date by its property manager.
For directors
- Finances. The client account, reserve fund, collection and arrears, with notes from your property manager.
- Approvals. Contractor quotes, including Section 20 works, sent to directors to approve or query, with a record kept.
- Compliance. Fire risk assessments, insurance and other certificates, and what's coming up for renewal.
- Documents. Accounts, budgets, insurance schedules and meeting notes in one place.
- Activity. What your property manager has done, and what's next.
For residents
- Report a repair and follow it through to completion.
- Pay the service charge and see what's due.
- Read announcements about the building, such as planned works or contractor visits.
- Message the team about your building.
Part of the service, not a replacement for it
The portal doesn't replace your property manager. It shows the work they're doing. You'll still have a named person who knows your building and picks up the phone.
Is the portal an extra cost?
The portal comes with every building we manage. Your proposal sets out the management fee and what it includes.
Who gets access?
Directors of the RMC or RTM company (or the freeholder) get the director view. Leaseholders and residents get the resident view. We set everyone up when we take on the building.
Can I try it before we decide?
Yes. The live demo uses sample data and needs no sign-in.
Do I need to download an app?
No. The portal works in a web browser on your phone, tablet or computer.
