What block management in London involves

A block managing agent looks after the shared parts of a residential building on behalf of whoever is responsible for it: a residents' management company (RMC), a Right to Manage (RTM) company, or a freeholder. That covers the money side, the maintenance side and the legal side.

In London, that job comes with a few particular challenges. Many buildings are period houses converted into flats, mansion blocks or flats above shops, where responsibilities for the roof, the structure and the commercial units need careful handling. Contractors are in high demand, so planning work early matters. And leaseholders rightly expect to know what their service charge is paying for.

How we manage your building

  • Service charges. We prepare the annual budget with the directors or freeholder, issue demands with the information leaseholders are entitled to, collect payments, chase arrears and coordinate the year-end accounts.
  • Maintenance. We arrange cleaning, gardening and window contracts, handle repairs, inspect the building and plan longer-term works.
  • Compliance. We arrange fire risk assessments and the other checks the common parts need, and keep the certificates on file.
  • Major works. Where works or long-term contracts need Section 20 consultation with leaseholders, we run it and keep a record of each stage.
  • Communication. Directors and residents get updates in the portal, so nobody has to chase us for news.

The difference the portal makes

With many managing agents, the information about your building lives in someone's inbox. We keep it in the Harrison Services Portal instead. Directors can see the client account and reserve fund, approve contractor quotes, follow repairs and find the insurance schedule or fire risk assessment when they need it. Residents can report a repair and see it through to completion.
